No Smoking Policy
All properties are non-smoking. Violation of the no smoking policy will result in forfeiture of the full security deposit and possible damage liability of up to $2,500 for any discovered damage to furniture or any odors.
No Event/Party Policy
No loud celebrations, parties or other private events (collectively "events") are to be held at the vacation rental property during your occupancy, unless otherwise authorized in writing by Beach View Real Estate. Holding an event without receiving prior approval, permit or permission from Beach View Real Estate is considered an abuse and breach of these Terms and Conditions and is cause for immediate termination of occupancy. Upon any infraction of rules, Beach View Real Estate may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits. Only those guests listed on the attached guest list to this rental agreement may reside in the property during the reservation periods.
No Hold Over Policy
Beach View Real Estate attempts to ensure that all our properties are fully booked and reserved for the owners of the vacation rental properties. Unfortunately, we cannot permit you to remain on the vacation rental property beyond the date and time that you have previously agreed to. If you hold over or remain on the vacation rental property beyond the time and date of checkout, you agree and consent to being charged an additional 1 and ½ times the daily rate and to being removed from the premises and locked out of the property by Beach View Real Estate, its representatives, and/or law enforcement. You further consent to permit Beach View Real Estate to remove your personal belongings to a location of the Manager's choice, where you may retrieve them.

Occupancy Limits
Occupancy limits are strictly enforced. Our rental rates are based upon a maximum of two persons per bedroom. Children are counted in total occupancy. Guests who violate the occupancy limits will be in violation of the terms and conditions of this agreement and will be required to vacate and will be deny further access to premises. No refunds will be issued due to violation of the house rules, noise ordinances, or occupancy limits.

We were thrilled to see that everything was exactly as depicted. The layout and room sizes were spot on. The kitchen was completely stocked with plenty of cooking and serving items that made feeding a group so easy. Everything was in working order and very clean. We had such a beautiful couple of days staying riverside. So gorgeous to sit out on the deck first thing and gently watch the world go by. A really excellent start to our Cali vacation. The very spacious house had everything we needed and Dawn was super helpful with the booking and all our enquiries. |

We visited the area for a three night stay-cation. The property was perfect for our needs although too big for just the two of us. Easily sleeps (8) with a spacious living area. Very close to numerous restaurants and other activities. The neighborhood was quiet and peaceful. Really enjoyed having our morning coffee each morning on the master bedroom patio watching the paddle boarders. Would recommend for sure. |
