Description

Sunset Living is a 3 bedroom, 2.5 bath, 2 story condo in the heart of Hollywood Beach. Walk to the Beach, local restaurants and all the water activities the Channel Islands Harbor has to offer.
The condo is fully equipped with kitchen necessities, gas fireplace, attached 2 car garage, washer and dryer, sand toys, beach chairs and much more. All 3 bedrooms are upstairs. Primary bedroom has a king bed with a private bathroom. Second bedroom has a queen bed. Bunk beds (full on bottom and twin up top) and a twin bed in the third room. Second and third bedrooms share a bathroom. Living, dining, kitchen and half bath are located downstairs, with a nice private patio off the dining area.
The complex offer 3 swimming pools, hot tubs, tennis courts, a club house, and well manicured common areas.

House Rules

Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $500 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, limiting sound amplification outdoors, over occupying parking areas, over occupying rental property, and failing to follow your agreement with Beach View.

No Smoking Policy
All properties are non-smoking. Violation of the no smoking policy will result in forfeiture of the full security deposit and possible damage liability of up to $2,500 for any discovered damage to furniture or any odors.

Occupancy Limits
Occupancy limits are strictly enforced. Our rental rates are based upon a maximum of two persons per bedroom. Children are counted in total occupancy. Guests who violate the occupancy limits will be in violation of the terms and conditions of this agreement and will be required to vacate and will be denied further access to premises. No refunds will be issued due to violation of the house rules, noise ordinances, or occupancy limits.

No Event/Party Policy
No loud celebrations, parties or other private events (collectively "events") are to be held at the vacation rental property during your occupancy, unless otherwise authorized in writing by Beach View Real Estate. Holding an event without receiving prior approval, permit or permission from Beach View Real Estate is considered an abuse and breach of these Terms and Conditions and is cause for immediate termination of occupancy. Upon any infraction of rules, Beach View Real Estate may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits. Only those guests listed on the attached guest list to this rental agreement may reside in the property during the reservation periods.

Cancellation Policy

A full refund minus the Non-Refundable Deposit will be issued only when a written cancellation notice is received more than 30 days prior to the Arrival Date. 10% of the total reservation amount is non-refundable (the Non-Refundable Deposit). Cancellations within 15 days of arrival date, a 50% refund will be issued, minus the Non-Refundable Deposit. All refunds will be issued in the form of the payment received, and within 7-10 business days. We strongly recommend travel insurance to protect your investment.
You may submit a written request to change your reservation at least 30 days prior to your Arrival Date. In the event we can accommodate your request, a $35 Reservation Change Fee will be applied.
All reservations are final, regardless of inclement weather, or other circumstances.
Note: Bookings made through 3rd party websites may include different and/or more strict cancellation policies, depending on the website. The guest is subject to the Cancellation policy in place at the time of booking, and through the website on which they are booking. Should short-term rentals be prohibited during Guest occupancy dates by state or local authorities, Guests will receive a full refund.
